- Appliance Repair
- Fire Extinguisher
- Pool Service
- Floorers
- Carpet Cleaners
- Stair and Rail Repair
- Appliance Supplier
The general requirements for each service vendor that work at JBM managed properties:
- The Contractor/Vendor must have in effect General Liability Insurance Coverage in the amount $1,000,000 per occurrence\$2,000,000.annual aggregate and Automobile Liability in the amount of $1,000,000.
- The Contractor/Vendor must have in effect Worker's Compensation Insurance Coverage.
- The Contractor/Vendor must provide proof of General Liability, Automobile Liability and Worker's Compensation insurance by providing a certificate naming Jon Berkley Management, Inc. and each property owner as additional named insured under its General Liability Policy prior to performing any service.
- The Contractor/Vendor shall be responsible for any bodily injury or property damage caused by its negligence or that of its employees.
- The Contractor/Vendor agrees to defend and hold-harmless at all times the Project, its Owners and Investors, its Employees and Jon Berkley Mgmt, Inc. from all claims or lawsuits arising out of the activities of the Contractor/Vendor.
- The Contractor/Vendor agrees to inform Jon Berkley Mgmt, Inc. of any changes in their Insurance Coverage and must provide "Renewal Evidence" 14 days prior to the expiration date of the old policy.
- The Contractor/Vendor agrees to keep the project, owners, its employees and Jon Berkley Mgmt., Inc. free from all liens and encumbrances which may arise from his/hers activities.
- The Contractor/Vendors Employee's must provide a photo (drivers license) of themselves to the resident manager for a copy and must then sign-in, when leaving they are required to sign-out.
- The Contractor/Vendors employees must be properly attired at all times, preferably uniforms.
